COMPLIANCE

  • There are several documents covering all aspects of safety/legal obligations placed on building owners and end users regarding the usage, maintenance and repair of automated equipment /industrial doors to ensure legal compliance.

  • In accordance with the British Standards, Supply of Machinery (Safety) Regulations, it is a requirement that the end user/customer of all industrial doors and automated systems shall establish a full documented maintenance regime in accordance with the manufacturer’s recommendations.

  • It is also a requirement of British Standards (BS 12453) superseded by European Community Directive (EN 12453), that a bi-annual service of safety systems is carried out by a competent body from the point of installation/commissioning and hand over.

  • Having equipment serviced and maintained regularly by a competent company or engineer and keeping detailed written reports ensure managers are meeting their obligations to comply with current Health & Safety regulations.

DEFINITIONS

  • Service: A series of maintenance procedures carried out at set time intervals to inspect equipment and make provisions towards repairs.

  • Maintenance: Is keeping equipment in safe and good working order by replacing parts that could cause issues in the long run.

  • Repair: Works carried out to bring equipment back to good working order after damage, dilapidation or general wear and tear.

DOCUMENTATION

  • Certain documentation needs to be in place if required for an inspection from an authorised body i.e. Health & Safety Executive. The main documents used can be: -

  • Service Agreement: Summary of what work will be carried out and the level of service provided.

  • Schedule: Recommendations within an O & M Manual, usually twice per annum (bi-annually) however can be less or more frequent.

  • Check List: Equipment that requires to be serviced.

  • Job/Report Sheet: A record that shows the details of work carried out which should be signed by the client or representative upon satisfactory completion.

  • Quotation: After Service Repair Quotations identify any works required to ensure the equipment is safe, fit for purpose and up to current safety standards.
